Earlier residential developments in Malaysia were generally focused on meeting the growing demand for housing arising from population growth and urban migration. With the country’s population continuing to grow, reaching an estimated 34.2 million in 2025, the continued concentration of population in urban areas is expected to reinforce the importance of well-planned urban settlements and supporting infrastructure.

These trends have important implications for township planning. Future developments will need to offer more than housing alone, with greater emphasis on creating convenient, well-connected and livable communities.

This means that infrastructure investment should be considered not simply as a cost of development, but as an important contributor to the long-term functionality and attractiveness of a township.

3. Well Balanced of Land Uses

A township can become more self-sustaining when there is a balanced mix of land uses. This is important as it allows residents to access the facilities and services they need for their daily lives without having to travel long distances or spend excessive time commuting to other areas.

For example, residential areas can be supported by other essential facilities such as schools, healthcare facilities, recreational parks and other community amenities that cater to the daily needs of residents.

The Future of Township Development

In the near future, Malaysian township development has the potential to move toward integrated, linked, and data-driven development.

As towns expand, technology will become increasingly vital in controlling different areas of township life, such as utilities, traffic, energy usage, security, garbage collection, and other municipal services. In the age of globalization, digital infrastructure has grown in importance as a component of modern communities. This can be seen in the growing reliance of both the public and private sectors on digital systems to manage and process data, which can improve efficiency and strengthen communication between service providers and the community.

At the same time, the future of township development is unlikely to be defined simply by the number of residential units delivered. Greater emphasis will instead be placed on improving the overall quality of the living environment and ensuring that developments remain relevant as population, lifestyles and economic conditions continue to evolve.

Therefore, flexibility in master planning will become increasingly important for future township development. Townships will need to be designed with the ability to adapt and respond to changing conditions, including demographic shifts, consumer preferences, transportation patterns, technological advancements and economic conditions.

Sustainability will also play a more prominent role. Incorporating green infrastructure, climate-resilient design, efficient resource management and accessible public spaces can help create townships that are better prepared to address environmental and social challenges.

Changing Consumer Preferences

The expansion of townships has also been accompanied by changes in consumer preferences. As household incomes and lifestyles evolve, homebuyers are increasingly considering not only the dwelling itself, but also the quality, convenience and range of amenities available within and around a township. Household size and demographic composition can also influence the types of housing and facilities required.

According to Department of Statistics Malaysia (DOSM) Household Income Survey 2024, Malaysian’s median monthly household income has shown an increasing trend from the year 2022 with RM 6,338 to RM7,017 in 2024. Meanwhile, median urban household income reached RM 8,139 from RM 7,243 in 2022. Rising household income has relatively influenced the demand for improved housing and lifestyle amenities.

At the same time, the average Malaysian household size was 3.7 persons in 2024, decreasing from 3.8 persons in 2022.The longer-term decline in household size, together with changes in household composition and lifestyles, suggests that a “one-size-fits-all” approach to housing may become less appropriate over time. Developers may therefore need to consider a wider range of housing types, sizes and supporting amenities to cater to different household needs.
